SHARON – After buying the former Shenango Inn, Michael Yanko presented a plan to Sharon City Council Wednesday that would lead to a soft opening Nov. 29.

At a total cost of $6 million to buy, renovate, market and open the hotel, Yanko said if he’s going to do it, it’s worth doing right.

“We’re looking for this hotel to be a four-star hotel,” Yanko said. “We are going to welcome the whole town, not only hotel customers, but everybody here that would like to belong to a club and enjoy the food, the ambience and mood that we’re trying to create.”

Developers Kerry Wellington and Michael Yanko were longtime Nyack residents and had already created the POD 39 and Ink 48 in Manhattan when they saw the need for a boutique hotel in their own town.

Although the former factory building and later music club is located right off the noisy Thruway just northwest of the Tappan Zee Bridge, a careful design by architect Glen Coben’s Glen & Co. has ensured the 133 rooms and suites at The Time Nyack are not only industrial modern, but also edgy and pin-drop quiet.

Sometimes developers are unavailable because they’re out of the country. But rarely are they off doing advanced martial arts training.

But that was the recently the case with Eran Conforty, co-founder of Horizen Global LLC, who with his partner Michael Yanko runs the boutique real estate development company responsible for such New York City residential properties as Soma and Hudson Blue, as well as the Horizen Tower Hotel and the VU Hotel.

Yanko has built and renovated over one million square feet in areas such as the Lower East Side, Washington Heights and Hell’s Kitchen. Yanko, a former officer in the Israeli Army, attributes his success to three personal traits. “I am an Aries, I’m Israeli and I’m a redhead,” he said.

His traits have spawned an uncomplicated requirement for his projects. “All the projects that we have, I would say I wouldn’t build it if I wouldn’t want to live there,” he said.
“I want people to be proud of the fact that they live in that building. Inside, you would feel great. Even if subconsciously you don’t understand why. It’s very important to me,” he said.

WY Management has installed Yanko’s aesthetic requirements in its more than 1.5 million s/f of residential and hospitality properties. The company’s greatest hits include Pod 39 at a budget hotel at 145 East 39th Street, The Chapin, a 120-unit apartment building on the Upper East Side and Ink 48, a boutique hotel on 11th Avenue. Meanwhile, the firm’s most recent projects include Time Nyack, a 132-room boutique hotel, and The Metropolitan, a luxury condo project in Bronxville.

“These corporations will need a lot of attention as far as hospitality goes.” Yanko said. “You can stay and say you feel like you’re in New York City (with) the same facility and same service the way we like to be served in the city.”

“A boutique hotel should be in the vicinity, where people can curate and have living space and a great place to have a meeting or wedding,” Yanko said. “In Rockland there is a need for more design-oriented chic and a great food facility.”

“Having worked in Nyack intimately for years, we are excited to partner with Début Hotel Group and Hampshire Hotels Management to bring the first-ever lifestyle hotel to the Rockland area,” he said.
